The landscape and beauty of the Cairngorms National Park is protected by legislation and planning policy, therefore all public bodies and statutory undertakers must have regard to the area’s special status when performing their duties.

Applications that are likely to have a significant impact on the quality or aims of the National Park are ‘called-in’. Applications which have a limited impact for example single dwellings and/or residential extensions are not usually called-in and this results in the local planning authority assessing and determining these proposals.

Needless to say, if you are unsure about how your development proposal may be affected, we would encourage you to take advice from a local, independent planning expert before approaching the Park Authority or the local planning authority.
