Planning Permission Monitoring (Scotland)

Initial expiry monitoring for landowners, agents, and developers holding live consents

A live planning permission is a commercial asset — but its value depends on being relied upon, marketed, and implemented within its lifespan.

Once permission is granted, the clock starts ticking. If expiry dates, conditions, and delivery sequencing are not actively managed, permissions can become harder to fund, harder to sell, and more expensive to recover as expiry approaches.

What this page does

Submit your planning application reference and Interurban will carry out initial monitoring to help you understand whether your consent is approaching a risk window — and what kind of action may be required.

What “Initial Monitoring” includes

When you submit the form, we will:

  • Log your consent details (local authority + application reference)
  • Check the public record for decision date and relevant time limit information (where available)
  • Flag upcoming risk windows (12 / 6 / 3 months) based on the consent’s status and timescales
  • Confirm the next sensible step if further input is needed (e.g., a Renewal Audit under R.E.N.E.W)

This is designed to provide early visibility — not a full planning opinion.

What “Initial Monitoring” does not include

To keep this service fast, proportionate, and usable at scale, initial monitoring does not include:

  • A full conditions audit or discharge strategy
  • Any view on lawful commencement / material operations
  • Detailed policy assessment or application drafting
  • Legal interpretation or formal certification

If those are required, we will recommend the R.E.N.E.W Protocol as the structured next step.

Who this is for

This service is suited to:

  • Landowners holding consents that may be approaching expiry
  • Land agents / estate agents marketing sites with live planning permissions
  • Developers sequencing delivery, funding, or disposals
  • Advisers supporting transactions and due diligence

If you’re unsure whether the permission is “safe”, it usually isn’t — it’s simply unmanaged.

Why this matters during marketing and due diligence

Purchasers and funders rarely wait until a consent has expired to discount value. Risk is priced in early — especially when:

  • expiry is approaching
  • conditions are unclear or burdensome
  • delivery sequencing is uncertain
  • statutory consents are still outstanding

Early monitoring reduces surprises and gives you time to choose the safest route.

How Interurban supports next steps

If monitoring suggests your consent is within a risk window, we can step in through:

The R.E.N.E.W Protocol

A structured process for planning consent protection and renewal:

  • Review → Audit deadlines, conditions, and exposure
  • Evidence → Confirm lawful implementation position (where relevant)
  • Navigate → Assess policy changes and risk
  • Extend → Select the safest route: commencement, variation, or renewal
  • Win → Secure a defensible, usable planning consent

You remain in control — but you’re no longer guessing.
